November 2009

McShea represented the landlord, The Realty Associates Fund VIII, LP, in the leasing of 20,839 square feet to Suntrust Bank at Research Plaza, 1445 Research Blvd. in Rockville. The bank renewed its lease for 7 additional years. Research Plaza is a 230,000 square foot office building and with the Suntrust lease the building has an occupancy rate of just over 90%. Bob Dickman and Brian McCarthy were the McShea brokers involved in this transaction.

Represented the landlord, Charles H.Jamison, Inc. Real Estate, in the leasing of 8,392 square feet to USDA-GSA at 92 Thomas Johnson Drive in Frederick. The government signed a 10 year lease with commencement on 2/1/2010. Rusty McCabe was the McShea broker involved in this transaction.

October 2009

McShea represented the landlord, Ausherman Development Corporation, in the leasing of 10,200 square feet at the Patriot Professional Center, 45 Thomas Johnson Drive in Frederick to John Hopkins Community Physicians, LLC. John Hopkins signed a ten year lease with a commencement date of January 1, 2010. With this deal, the Patriot Center is 100% leased. McShea & Company, Inc. is pleased to announce it is representing Natelli Communities in their exclusive negotiations with Banner Life Insurance Company. The insurance giant is relocating its corporate headquarters to a new building to be constructed in Natelli's Urbana Corporate Park in Urbana, MD. Banner is one of the leading providers of term life insurance products in the United States and carries an AA rating from Standard & Poor's and an A+ (Superior) rating from the AM Best Company, an insurance industry rating service. Banner Life will occupy 115,000 square feet in a building to be developed and constructed by Natelli Communities and The Akridge Company. Natelli Communities, an award winning developer of master-planned communities, is the developer of the Villages of Urbana and Urbana Corporate Center, comprising approximately 3 million square feet of office, 850,000 square feet of retail and 3,500 homes located at the I-270/Route 80 Interchange in Urbana. Banner will relocate approximately 400 employees to the new facility upon completion in the summer of 2011. Akridge, a premier developer of commercial buildings in the Washington metro area, will serve as development and construction manager for the project. Banner will join Fannie Mae in Urbana Corporate Center, where Fannie Mae currently occupies a 230,000 square foot facility, constructed in 2004. McShea & Company, Inc. represented the tenant, Shire Pharmaceuticals, in the sub-lease disposition of 34,464 square feet at 1801 Research Blvd. in Rockville. Shire relocated this division to its headquarters in Philadelphia, PA. Bob Wrightson was the McShea broker who handled this transaction.

McShea & Company, Inc. is pleased to announce it has been named the leasing agent for the Stanford Trading Center in Frederick. The business park includes eight commercial sites which are owned and managed by Ruppert Properties, a division of the Ruppert Companies. Three of these sites are fully operational with four structures totaling more than 175,000 square feet of office and warehouse space. Of the 175,000 square feet there is 58,280 sf of vacant office space and 18,900 sf of vacant warehouse space. The other five sites have received site plan approval with Frederick County and are ready for development of an additional 200,000 square feet of office and warehouse space. Bob Wrightson and Brad Benna of McShea will be handling the leasing responsibilities for this assignment.

General Dynamics leased 15,000 square feet at 7450 New Technology Way and Bechtel leased 11,904 square feet at 7435 New Technology Way. December 2008

McShea & Company, Inc. is pleased to announce the election of Jack McShea, III as Chairman of the Board of Trustees of Holy Cross Hospital. The hospital was founded in 1963, and today, with more than 30,000 annual admissions, is the largest community hospital in Maryland. McShea represented the landlord, Klinedinst Management, in the leasing of 54,109 square feet at 18753 N. Frederick Avenue in Gaithersburg to Montgomery County Board of Elections. Klinedinst Management is a local development and management company that owns and/or manages approximately nine properties in the Washington, DC region. Each of these properties has a consistently low vacancy rate. The new 91,000 square foot flex/warehouse building was delivered in the first quarter of 2008. The Board of Elections is scheduled to take occupancy in April 09. Bill Quay, Tom Truxillo and Ro Waldron were the McShea brokers involved in this transaction.

October 2008

W.C. & A.N. Miller Companies has selected McShea to act as its leasing and property management agent for its 415,000 SF retail and office portfolio. The properties are split almost evenly between retail and office space. They are located in the Spring Valley area of Northwest Washington, DC and in Bethesda, MD. Brian McCarthy and Tim Connolly will handle the leasing and Scott McLellan will handle the management responsibilities for the portfolio.

Congratulations to Bob Wrightson on his appointment to the Board of Directors of the Greater Washington Commercial Association of Realtors (GWCAR). GWCAR is a regional trade association dedicated to serving commercial real estate interests throughout DC, Suburban Maryland and Northern Virginia. 21 Firstfield Road in Gaithersburg has been sold. Bob Dickman, Bob Wrightson and Andy Shulman represented the seller FCF II Firstfield, LLC in this 52,000 square foot transaction. Greater Washington Life Sciences Fund, LLC (A partnership of Scheer Partners and JBG) purchased the property for $170 per square foot and plans to lease the space to Life Sciences Tenants.

Thompson Financial, LLC leased 69,686 square feet for three years at 1445/1455 Research Boulevard in Rockville. Bob Dickman and Brian McCarthy represented the landlord, The Realty Associates Fund VIII in this lease renewal.

The Nuclear Regulatory Commission leased 30,380 square feet for five years and three months at 12300 Twinbrook Parkway in Rockville. Bob Dickman, Bob Wrightson and Andy Shulman represented the landlord, The Realty Associates Fund VII in this lease renewal.

May 2008

The VA signed a ten year lease and will occupy 7485 New Technology Way in the Frederick Corporate Park. The space will house the VA’s new Center for Acquisition Innovation (CAI). Occupancy is scheduled for the fall of 08.

Represented the landlord, FSP, in two leases totaling 78,431 square feet at 5202 Presidents Court in Frederick, MD. The first lease was to Bechtel Power Corporation for 53,391 square feet, suite 100, and the second was to Bechtel National Inc. for 26,040 square feet on the 3rd floor. Jack McShea, Bob Dickman, Bob Wrightson and Andy Shulman were the McShea brokers involved in these leases.

Represented the landlord, The Artery Group, in the leasing of 11,904 square feet at the 270 Technology Park, 7435 New Technology Way in Frederick, MD to Science Applications International Corp (SAIC). Bob Dickman, Rick Farren and Rusty McCabe were the McShea broker who handled this lease.

January 2007

Rusty McCabe and Andy Shulman represented the landlord, One Bank Street Trust in the leasing of 11,305 square feet to CACI-ISS, Inc. at One Bank Street, Suite 300 in Gaithersburg, MD.

Rick Farren represented the landlord, Corporate Office Properties Trust in the leasing of 23,060 square feet to Battelle Memorial Institute at 110 Thomas Jefferson Drive in Frederick, MD.
